What Upgrades help Sell a Home

If you’re currently grappling with what you might need to do to sell your home, this blog post is for you. Selling your home sometimes comes with a laundry list of to-dos. While we always recommend starting with finding a great Lake Martin realtor (that’s us!), the next step is typically readying your home for sale. Sometimes, that means a quick coat of paint and a little elbow grease, and other times, that might mean a total overhaul. Either way, we’re here today giving you what you need to know about what upgrades help sell a home, and especially a home on Lake Martin.

Start with the outside and work your way in.

Think about the exterior of your home as its first impression, and you only get one chance to make a great first impression. Clean cut yards, fresh paint, well-done landscaping, and fresh pine straw make a world of difference. The key is to make your home look like it’s been loved. Presenting your home as though it has been valued by you and your family will make potential buyers find value in it too.

Consider “worth-it” interior upgrades before listing.

While we’re not suggesting that you completely renovate, there are a few quick interior fixes that you can make. Definitely consider a new coat of paint. Fill-in those picture holes and take some time to patch any knicks or marks. When making your paint selections, choose neutral colors throughout. While you’re painting, take inventory of your kitchen and bathrooms. Completing minor cosmetic upgrades like swapping faucets for more modern ones or replacing a backsplash can add value. Transparently, if your home needs a complete renovation, it may be better to lower your asking price, and let the buyer/investor make the improvements. Think about your lot and community as its own amenity.

When selling a lake property, its important to value the lot. Things like what type of view you have, water depth, amount of water frontage, lot improvements such as seawall, docks, or a boat house all affect your listing price. Taking care of these property features, or even improving them, will only improve the value of your home, and potentially increase your bottom line. You can change a house, but the land will always remain the same. Present it in its best light. And don’t forget, in Lake Martin, it’s all about location, location, location. That, of course, is pertinent to the buyers. Some choose to be in gated waterfront communities with amenities. Others chose not to be. It is important when pricing and comparing that you take into consideration all aspects of what pertains to the property.  

As a buyer, think about resale value.

If you are purchasing a fixer-upper and are planning to make improvements, choose wisely. Make improvements that will increase the value of the home when it’s time to sell it down the road. Sometimes it’s better to make improvements that are more popular to the current market.  Consider hiring an architect, a landscaper and an interior designer. Of course, there’s a fee for those services, but attention to details like these usually increases the value of the home.
